Land research can involve information and services supplied by independent parties. This disclosure explains how to evaluate their role and limitations without assuming that every referenced service is used or affiliated with LandShiloh.
01Information sources
Property descriptions may rely on sellers, other brokers, listing services, assessors, recorders, planning departments, utility providers, map platforms, report authors, or other identified sources. Those sources can differ in purpose, accuracy, scope, and update frequency. Request the underlying source and date when a fact matters to your decision. A summary may omit qualifications contained in the original record.
02Public records and maps
Tax records and geographic information systems are often prepared for administrative purposes. They may not establish surveyed acreage, a legal boundary, ownership of every right, legal access, permitted use, buildability, or utility availability. Map layers, pins, images, and parcel outlines may be approximate. Confirm the relevant legal instruments, survey, title evidence, and authority determinations separately.
03Reports and professional opinions
An appraisal, survey, environmental assessment, soils report, engineering study, or feasibility analysis has a stated scope, date, assumptions, intended users, and limitations. Possession of a copy does not establish that you may rely on it or that it remains current. Ask the author about reliance rights, updates, omitted work, and suitability for your intended use.
04Links and embedded features
A link or embedded feature provides access to another resource; it does not guarantee its accuracy, availability, security, accessibility, or future operation. Independent websites may change without notice. Review their terms and privacy practices before providing information. Loading embedded content can transmit technical data. The Privacy and Cookie policies describe the current website’s known limitations.
05Referrals and independent selection
A suggested lender, title company, escrow provider, inspector, surveyor, attorney, contractor, or other professional is not a guarantee of competence, price, availability, or outcome. Evaluate qualifications, licensing where relevant, scope, conflicts, insurance, fees, and contractual terms. A website reference alone does not require you to hire a provider or create a service agreement.
06Affiliations, compensation, and conflicts
Do not infer a partnership, endorsement, regulatory relationship, or financial interest from a name or link. Actual referral fees, affiliations, ownership interests, or compensation arrangements must be disclosed where required in the applicable circumstances. This notice establishes no referral fee or affiliated-business arrangement. Request transaction-specific disclosures from the responsible provider before committing.
07Your submissions and outside processing
Information supplied to an independent provider may be governed by that provider’s own notice and agreement. An inquiry to LandShiloh does not by itself authorize unrestricted circulation of private records to all potential providers. Confirm the intended recipient, purpose, and appropriate secure channel before sending identity, financial, ownership, or confidential negotiation documents.
08Errors, availability, and legal duties
Report a suspected third-party information error with the page, parcel if relevant, source, and date to legal@landshiloh.com. Corrections may require consultation with the source; immediate resolution is not promised. Source attribution does not eliminate the operator’s or broker’s own applicable verification, disclosure, privacy, or advertising duties. No mandatory remedy is waived by this notice.
