Sell Land

Present the land clearly. Prepare the records. Make room for a buyer’s investigation. A well-prepared sale helps buyers understand both the opportunity and the questions that still need answers.

Bring the property into focus

Start with the parcel identifier, legal description, ownership information, acreage source, and any existing survey. Gather available title records, easement documents, tax information, maps, and reports. Note the date and source of each item.

Separate documented features from possibilities

Describe the land as it is today. Clearly identify which statements come from records, which come from the owner, and which require further review. Avoid presenting a potential homesite, subdivision, water supply, or utility connection as confirmed without supporting evidence.

Build a pricing discussion around comparable land

Relevant comparisons consider location, acreage, access, permitted use, terrain, services, and transaction timing. Asking prices are different from completed sales. An appropriate pricing review should explain the limits of the available comparisons rather than rely on a single price-per-acre figure.

Prepare for marketing and inquiries

Accurate photographs, a clear parcel outline, a useful description, and available documents can help buyers assess fit. Confirm property boundaries and permission before arranging visits. Decide which records can be shared and how buyer questions will be tracked.

Plan the path to closing

Discuss proposed terms, investigation periods, document requests, and closing responsibilities with the professionals involved. Keep a record of disclosures and updated information throughout the transaction. Representation and marketing services are subject to confirmation of availability and a separate agreement.
