LandShiloh · Legal information
Last Updated: November 6, 2026.

01 · Website brand and licensed services

LandShiloh is the website brand. The site is under construction, and verified supervising-brokerage and license details have not yet been supplied for publication. This website does not represent that the brand is independently licensed or authorized nationwide. Educational content and an inquiry do not constitute an offer of regulated services in an unconfirmed jurisdiction. Obtain the provider’s legal name, supervising brokerage, active license details, business address, and authorized scope before engaging services.

02 · Jurisdiction and availability of services

Real estate licensing and transaction rules depend on the location of the property and the activity performed. A website can be viewed outside the areas in which a particular professional may lawfully act. Before requesting regulated services, confirm the actual provider, active license status, supervising brokerage, authorized jurisdiction, and scope of assistance. Any referral or cooperation with another brokerage requires the relevant parties’ arrangements and disclosures; the website makes no blanket promise of service in every market.

03 · Agency and representation

A person responding to a question may represent a seller, a buyer, another party, or no party, depending on applicable law and the actual agreement. Request the applicable agency disclosure and clarify representation before sharing negotiation strategy, maximum purchasing price, minimum acceptable selling price, urgency, or other confidential negotiating information. Viewing listings, submitting a form, requesting an appointment, or receiving general information does not itself create an agency relationship. Statutory duties that arise independently are not waived by this notice.

04 · Written engagements and conflicts

A brokerage engagement should identify the actual parties, property or search scope, services, duration, exclusivity if any, termination provisions, compensation, and required disclosures. Written agreements are required where applicable law or governing transaction rules require them. Potential dual agency, designated agency, limited representation, or other conflicts must be handled under the law of the jurisdiction and any required informed consent. This page does not establish consent to a conflict or substitute for a transaction-specific disclosure.

05 · Compensation and referrals

Brokerage compensation is negotiable and is not fixed by law. The relevant written agreement should explain who owes compensation, how it is calculated, when it is earned or payable, and any authorized credits or payments by another party. Do not assume that a seller, listing broker, or other person will pay a buyer’s representative. Any third-party payment, referral arrangement, affiliated-provider relationship, or financial interest must be disclosed when required. No commission schedule or referral fee is established by this website notice.

06 · Listing sources and availability

Property information may originate with owners, listing brokers, listing services, public records, surveys, vendors, or other sources identified for the particular property. Availability, asking price, terms, and status can change. A listing is not a warranty of title, a promise of financing, a reservation, or an accepted purchase contract. Written offers, signatures, delivery, and acceptance must follow the transaction’s applicable requirements. Marketing photographs and approximate map outlines are not legal descriptions.

07 · Seller and statutory disclosures

Sellers and brokers must provide disclosures required by applicable law and the circumstances. Depending on the property and jurisdiction, relevant matters may include known material defects, access, water or well information, septic systems, subdivision or public-report requirements, environmental conditions, flood hazards, associations, assessments, and other restrictions. Do not assume a disclosure is unnecessary because land is vacant or offered as-is. This page does not replace a required disclosure form, seller statement, public report, or independent investigation, and does not excuse withholding a material fact.

08 · Land investigation and professional limits

Review the separate Land Due Diligence and Property Information Disclaimer. Brokerage marketing does not establish surveyed acreage, legal access, buildability, water rights, utility capacity, mineral ownership, zoning compliance, or profitability. Obtain current written findings from the appropriate authorities and qualified professionals within contractual deadlines. Legal, tax, engineering, environmental, lending, title, surveying, and investment questions require the relevant professional; do not treat general website guidance as those services.

09 · Questions and transaction-specific information

Request provider and licensing information through info@landshiloh.com before requesting regulated services. Send website disclosure questions to legal@landshiloh.com. Required brokerage attribution and jurisdiction-specific notices must accompany actual advertising and engagements. Property-specific disclosures belong with the relevant listing and transaction documents. Nothing here cures missing licensing, authorizes misleading advertising, or waives a mandatory disclosure duty.
