Buy Land

A successful land purchase begins with a clear purpose and a careful investigation of the parcel. Use this guide to organize the decisions before you make an offer.

Start with the use, not just the view

Describe what you intend to do: establish a homesite, grow crops, graze livestock, enjoy recreation, hold acreage, or develop a site. Then identify the location, acreage range, timeline, and features that are essential to that use.

Set a total project budget

The asking price is only one part of the decision. Request estimates for investigations, closing costs, access improvements, utility connections, water and wastewater systems, ongoing maintenance, and holding costs. Keep a reserve for unresolved items. Financing availability and terms must be confirmed directly with a lender.

Investigate before committing

Collect the parcel identifier and legal description. Review title and recorded exceptions with the appropriate professionals. Check documented access separately from the road you can see. Ask the responsible local office about the proposed use, and obtain site-specific information for water, wastewater, utilities, and physical conditions.

Make the offer fit the investigation

Discuss the documents to be provided, inspection rights, timing, and any proposed contingencies with the professionals involved in your transaction. Record what remains unverified. A listing description or map is a starting point for questions, not a substitute for property-specific review.

Prepare for ownership

Before closing, confirm the agreed documents and outstanding conditions. Plan how you will reach, maintain, insure, and manage the land. Retain the survey, title materials, permits, and other records that support your decisions.
