Land Purchase Cash-Timing Worksheet

LANDSHILOH · TOTAL COST OF OWNING VACANT LAND

A land purchase can require money at several stages. This page focuses on when costs become payable, helping owners distinguish a project total from the cash needed before, at and after acquisition.

Separate cash timing from a project total

A total estimate can hide when money must be available. Build separate columns for cash due before purchase, at closing, during preparation and during each ownership year. Financing proceeds, if applicable, should be shown separately from expenses. A cost financed by a lender remains a cost; the loan also creates a repayment obligation.

For each line, record amount, source, date, scope, payment timing, responsible payer and confidence level. Use quote, allowance, scenario or unknown as practical labels. Keep taxes and financing assumptions for qualified review rather than assuming a public-record bill or advertised rate applies unchanged.

Put this subject into practice

Ask providers and transaction professionals when each payment is expected and what event triggers it. Keep refundable amounts, nonrefundable expenses and proposed financing separate for qualified review. Do not assume an estimate describes the actual payment schedule.

Test whether several obligations could fall due in the same period. Update the cash schedule when scopes or transaction dates change. An apparent funding surplus in one month does not automatically cover an earlier obligation.

Working record

Create a separate record for this subject so its findings are not mixed with unrelated approvals or investigations. Keep the actual source, review date and responsible person with each entry.

  • Expense and amount basis
  • Expected payment event
  • Responsible payer
  • Financing assumption
  • Timing uncertainty

Illustrative example

A buyer has enough for the stated down payment but has not scheduled survey and site-investigation payments. A cash-timing worksheet identifies those earlier obligations before they are mistaken for post-closing expenses.

Fictional example for explaining the process, not a listing, valuation or approval.

Should I use national average installation prices?

Use them only as clearly labeled early context, if useful. Physical conditions, demand, service routes, permissions and contractor scope determine the property-specific investigation and quotations you need.
