LANDSHILOH · LAND FINANCING QUESTIONS
A proposed land-financing arrangement should be reviewed for structure and maturity as well as monthly payments. This page explains the terms to organize before seeking qualified transaction-specific advice.
Compare the structure before the monthly payment
Request the amount financed, down payment, rate structure, repayment term, payment schedule, maturity, fees and any prepayment conditions in writing. Ask which figures are estimates and which are proposed transaction terms. A payment calculated over a long amortization schedule can coexist with a much earlier maturity date; the balance due at that date needs its own review.
Ask independent qualified advisers how title, security, recording, servicing, taxes, insurance, defaults and final conveyance work in the actual arrangement. Different seller-financing structures can create different rights and responsibilities. Do not assume a financing label or a familiar contract form supplies the same protections in every land transaction.
Put this subject into practice
Request the full repayment schedule and proposed documents. Record how the rate and periodic payment are determined, whether principal is reduced and what remains due at maturity. Keep estimates separate from available written terms.
Ask appropriate advisers about title, security, recording, servicing and obligations in the actual arrangement. Do not infer legal protections from a label or assume that a future sale or refinance will be available.
Working record
Create a separate record for this subject so its findings are not mixed with unrelated approvals or investigations. Keep the actual source, review date and responsible person with each entry.

Illustrative example
A payment is illustrated over a long schedule, but the agreement has an earlier maturity. The buyer needs to understand the balance due at that earlier date rather than treating the illustration as the entire repayment term.
Fictional example for explaining the process, not a listing, valuation or approval.
Does owner financing remove the need for a title review?
No. Have appropriate independent professionals evaluate title, the financing documents and the transaction structure. A different funding source does not resolve the property’s underlying issues.
