LANDSHILOH · TOTAL COST OF OWNING VACANT LAND
Use consistent cost categories to avoid leaving work outside a land budget. This page provides a classification framework for acquisition, investigations, preparation, ownership and financing or exit expenses.
Use a complete cost worksheet
| Stage | Items to investigate | Common omission |
|---|---|---|
| Acquisition | Price, transaction charges and required closing payments | Confusing down payment with total acquisition cost |
| Investigation | Title review, survey, site work and specialist reports | Follow-up work recommended by the first report |
| Preparation | Roads, drainage, services, site work and design | Customer-side work excluded from a provider quotation |
| Ownership | Taxes, insurance, maintenance, agreements and management | Travel and servicing of remote equipment |
| Financing and exit | Loan costs, interest, repayment and eventual sale expenses | A large final payment or a longer holding period |
Put this subject into practice
Start with the actual intended use and list the work needed to reach it. Assign every identified cost to a category and record its scope. If a quotation covers several categories, retain the original quotation and explain how the worksheet uses it.
Check for duplication and omissions when combining estimates from different providers. A budget label is not evidence of a complete scope. Keep unknown costs visible and assign the next investigation needed to price them.
Working record
Create a separate record for this subject so its findings are not mixed with unrelated approvals or investigations. Keep the actual source, review date and responsible person with each entry.
- Cost category
- Included work
- Excluded work
- Quote or allowance source
- Unpriced item and owner
Illustrative example
One contractor includes trench restoration while another excludes it. Combining their totals without reviewing scope could double-count or omit the same work. Consistent categories make that discrepancy easier to identify.
Fictional example for explaining the process, not a listing, valuation or approval.
Is a cash purchase free of holding costs?
It avoids loan payments only if no borrowing is involved. Taxes, insurance, maintenance and other obligations can continue, and the cash remains committed to the property.
