Worked Land Budget and Delay Scenarios

LANDSHILOH · TOTAL COST OF OWNING VACANT LAND

Worked scenarios show how land costs change when assumptions change. The figures on this page are fictional arithmetic examples, designed to explain scope, delay and funding gaps rather than estimate local property costs.

Worked example: a price that fits may still leave a funding gap

Fictional figures only: assume land costs $100,000, acquisition charges total $4,000, investigations are estimated at $6,000, and defined initial preparation is $30,000. That produces $140,000 before recurring ownership costs, financing expenses and unresolved work. A $110,000 cash budget would not cover that full scope, even though the asking price is below the budget.

If annual ownership costs are assumed to be $5,000, extending the holding period from two years to four adds $10,000 under an unchanged-cost assumption. If preparation rises from $30,000 to $42,000, that separately adds $12,000. These are arithmetic scenarios, not local cost forecasts, and they exclude any cost not expressly listed.

Put this subject into practice

Write every input and exclusion before calculating a total. Change one assumption at a time so the effect is visible. Separate purchase costs, preparation and recurring expenses, and identify which items depend on professional findings.

Then combine relevant changes as a clearly labeled scenario. Keep the base case for comparison and explain why the changed assumptions are being considered. Seek qualified review before using a simplified example for a real financing or investment decision.

Working record

Create a separate record for this subject so its findings are not mixed with unrelated approvals or investigations. Keep the actual source, review date and responsible person with each entry.

  • Base assumptions
  • Explicit exclusions
  • Changed input
  • Arithmetic difference
  • Evidence needed for real use

Illustrative example

An extra year of ownership adds recurring expenses under the selected assumptions. That change is separate from a contractor revising the preparation scope. Showing both prevents a single unexplained increase from hiding the drivers.

Fictional example for explaining the process, not a listing, valuation or approval.

Should I use national average installation prices?

Use them only as clearly labeled early context, if useful. Physical conditions, demand, service routes, permissions and contractor scope determine the property-specific investigation and quotations you need.
