LandShiloh · Legal information
Last Updated: November 6, 2026.
01 · Equal opportunity in land services
LandShiloh’s service standard is fair and respectful treatment in advertising, inquiries, property searches, showings, negotiations, and access to brokerage services. Before a regulated service begins, the provider’s identity, licensing jurisdiction, and representation must be confirmed. Eligibility for a service or transaction should be based on lawful, consistently applied requirements, property characteristics, and the client’s stated land-use goals.
02 · Land and the Fair Housing Act
Federal fair housing protections can apply to vacant land offered for sale or lease for construction or placement of a residence. Land marketed as a homesite, residential development parcel, or location for a dwelling can therefore present fair housing obligations even without an existing house. Other civil rights, disability access, state, and local laws can apply to land transactions and brokerage services. Whether a particular transaction is covered depends on the facts; a vacant or agricultural label is not a blanket exemption.
03 · Protected characteristics
The federal Fair Housing Act prohibits covered housing discrimination because of race, color, national origin, religion, sex, familial status, or disability. Additional protections and interpretations may apply under governing federal, state, or local law. State and local protections depend on the property location. Nothing in this notice narrows any legally protected right or authorizes discrimination where a specific category is not listed.
04 · Advertising and property descriptions
Advertising should describe the parcel, lawful uses, access, improvements, amenities, and relevant transaction requirements. Do not express unlawful preferences or limitations concerning the people who may purchase, lease, occupy, or use housing-related land. Images, audience targeting, listing placement, and inquiry handling should also be reviewed for discriminatory effects or exclusion. Public record restrictions containing discriminatory language should not be presented as lawful eligibility requirements.
05 · Searches, showings, and negotiations
Do not steer a person toward or away from a location based on protected characteristics, misrepresent availability, impose unlawful differences in terms, withhold covered opportunities, or refuse service for a prohibited reason. Neighborhood questions should be addressed with objective property and public information rather than assumptions about who belongs in an area. A client’s discriminatory instruction does not justify unlawful conduct by a brokerage.
06 · Disability-related assistance
People encountering communication or website barriers should be able to request an accessible alternative through legal@landshiloh.com or the Contact page. Reasonable accommodation and other disability-related obligations must be assessed under the law applicable to the service or transaction. Requests should be considered individually; unnecessary medical details should not be collected through public inquiry forms. The Accessibility Statement describes website assistance and barrier reporting without claiming a certified level of conformity.
07 · Legitimate property constraints
Zoning, access, environmental conditions, financing requirements, transaction authority, and other lawful property or contractual conditions may affect a transaction. Apply them accurately and consistently, and do not use them as a pretext for discrimination. Age-restricted housing, occupancy, or other claimed exceptions require actual legal qualification; a website statement does not establish an exemption.
08 · Concerns, complaints, and nonretaliation
A person may raise a concern about advertising or service, identify the relevant page or communication, describe the event and date, and request a response through legal@landshiloh.com. Do not include unnecessary private information about other people. Internal reporting does not replace or delay a person’s right to contact HUD, an applicable state or local civil rights agency, a real estate regulator, or legal counsel. The business must not retaliate for exercising protected rights or assisting another person with a complaint.
09 · Questions and continuing responsibility
Contact legal@landshiloh.com about this statement or a concern involving the website. Identify the relevant page, event, and a way to reply. Our commitment extends to consistent treatment in communications and property information. No website policy replaces applicable duties or restricts access to regulators or legal remedies.
